Project Overview
During preconstruction, the team mitigated schedule delays with early release of long-lead and critical items, such as precast, bar joists, and metal deck. After a 6-month period focused on aligning design and budget, the construction contract was executed at 90% design documents.
To achieve the Spring grand opening target date, exterior sitework, utilities, parking lots, and sidewalks were completed in the fall of 2021 and prior to winter to facilitate an April 2022 Substantial Completion to allow the Owner to move in for a May 8th grand opening.
In addition to subcontractor management and coordination, Rice Lake self-performed concrete footings, foundation walls, slab on grade & sidewalks, miscellaneous metals, carpentry, doors & hardware specialties, and masonry. The interior decor package and Owner FFE was not in the CMAR contract. However, the Owner’s Subcontractor labor could not supply the project with enough resources to complete their scopes of work. Rice Lake was assigned the work to ensure the project completion milestone.
