CASE STUDIES

Rise Dispensary

Baxter, MN / Brooklyn Park, MN / Willmar, MN

Project Overview

Rice Lake’s commercial team partnered with owner Leaf Line Industries (Chicago, IL) and architect Lino Picinic (Tenafly, NJ) on three separate tenant improvement projects. A combined 14,294 square feet of existing space was transformed into three fully operational Rise Dispensary retail facilities.

For all three projects, the construction team provided full-service general contracting, including site supervision, coordination, and safety management. The scope began with selective interior demolition and modifications to accommodate a new layout, including concrete slab removal and trenching for updated mechanical, electrical, and plumbing systems.

Interior buildout included new wall assemblies, security-enhanced drywall, ceilings, flooring, and finishes tailored to the operational and regulatory requirements of a dispensary environment. The team installed doors, glazing systems, casework, fixtures, and specialty elements such as security mesh and regulatory signage.

Comprehensive MEP upgrades were completed, including new HVAC units, plumbing systems, fire suppression modifications, and electrical infrastructure with integrated lighting controls and low-voltage pathways for security and data systems.

By coordinating all trades and managing a fast-paced schedule (14 weeks for one of the projects!), the team successfully delivered modernized, code-compliant facilities ready for occupancy and specialized retail operations.
